What the site is for

A private lender looking at a new deal needs to know the largest loan the program allows, which limit sets it, how the loan splits between the purchase and the rehab holdback, and what the structure earns and costs. When we reviewed web calculators for these searches in October 2026, we found none without a sign-up gate that showed all of it together: the As-Is LTV, LTC and LTARV caps side by side, the binding constraint, the holdback split, full- and funded-balance interest, cash to close and gross lender revenue.

The site does three things:

  • Free calculators. 8 tools for hard money, private and bridge loans, with full results and no sign-up. The math runs in your browser.
  • Guides. Plain explanations of sizing, holdbacks, interest, day count, minimum interest and quotes, with worked numbers from the same engine, plus a glossary of the terms as the calculators use them.
  • The iPhone app. Private Lending Deal Desk runs the same calculations offline and adds what a lender reuses: saved lending programs, saved deals and a one-page preliminary quote PDF. It's a free download with a one-time Lifetime Access purchase, which is how we're paid. The site carries no ads.

Same math as the app

The website's calculators use a line-for-line TypeScript port of the app's Swift calculation engine. Both use exact decimal arithmetic and round at the same points. The app's unit tests were ported along with it, and a differential test compiles the app's own code and compares the two engines on 25,000 generated deals, field by field. The last run found no differences.

Every formula, rounding rule and validation limit is written out on the methodology page, along with the few intentional differences between the website and the app.

How we write and source pages

  • Numbers come from the engine. Worked examples are computed by the calculation engine when the site is built, not typed by hand.
  • Outside facts are attributed. Market figures, definitions and regulatory references name their source and its date in the text and are listed under Sources on the page.
  • No invented standards. Lender programs vary. Example limits are labeled as illustrations or as one named lender's published program, never as the industry standard.
  • Dated pages. Guides show the date they were last updated. Legal and regulatory notes are educational only, and we recommend counsel.
  • Corrections. If something is wrong, tell us and we'll fix it and update the date.

What we don't do

We are not a lender or broker. We don't make, arrange or approve loans, take applications, or refer borrowers to lenders. The site has no lead forms and doesn't collect contact details, and the calculators don't send what you type to us.
