See the maximum loan and what limits it
The maximum loan is the lowest of your limits and the financed project cost, rounded down to the dollar. The app names the binding constraint, including ties, and shows every limit side by side.

Points, interest and borrower cash
Everything a lender quotes, on the same screen as the sizing.

- Interest two waysInterest-only on the full loan balance, or only on funded money using your dated draw schedule with Actual/365 or Actual/360.
- Minimum interest and reserveA minimum interest period shown on its own line, and an interest reserve withheld at closing.

The app is built to keep a lender's deal flow on the lender's phone.
- No account or sign-in, and no internet connection needed to calculate.
- Programs, deals and your quote profile are stored only on your iPhone. The app doesn't sync them anywhere or send them to us.
- No ads, analytics or tracking, and no third-party code for either.
- Purchases go through Apple; we never see payment details.

What it doesn't do
The app is a sizing and pricing calculator for short-term, interest-only loans. It does not:
- size refinances or DSCR rental loans
- amortize loans or calculate an APR
- estimate ARV or pull comps
- use a 30/360 day count or draw retainage
- originate, approve or service loans
Questions
Is the app free?
It's a free download. Lifetime Access, a one-time in-app purchase, opens every feature. There is no subscription, trial or free tier, and the price is shown in the App Store before you buy.
Do I need an account or an internet connection?
No account is needed, and the app calculates, saves deals and creates quotes offline. You only need a connection to buy or restore Lifetime Access.
Where are my deals stored?
Only on your iPhone. The app doesn't sync them or send them to us. Your iPhone's own backups (iCloud Backup or a computer backup) include them like other app data.
Does it handle Dutch and non-Dutch interest?
Yes. Choose Full Loan Balance (what lenders often call Dutch interest) or Funded Balance (non-Dutch), which charges interest only on money disbursed, using your dated draw schedule and an Actual/365 or Actual/360 day count. The Dutch interest calculator shows the same comparison in your browser.
Can I use my own lending program?
Yes. Save your own limits and pricing as programs and apply them to any deal. The app doesn't ship with an assumed industry standard; your program's numbers drive every result.
Does it calculate DSCR, amortization or APR?
No. It sizes and prices short-term, interest-only loans. It doesn't handle refinances, DSCR loans, amortizing loans, APR, ARV estimates, 30/360 day counts, draw retainage or servicing.
Is it available for iPad or Android?
It's built for iPhone and needs iOS 18 or later. There is no Android version.
Do the app and this website give the same numbers?
Yes. The website runs a line-for-line port of the app's calculation engine, tested against the app's own code on 25,000 generated deals with no differences. The website formats amounts in US dollars; the app follows your iPhone's region settings.
Is the app new?
Yes. Version 1.0 is its first release. The methodology page on this site explains every formula and how the calculations are tested.
