What every calculator has in common

  • The deal calculators size the loan as the lowest of your As-Is LTV, LTC and LTARV limits and the financed project cost, rounded down to the dollar, and name the limit that sets it. The interest, Dutch interest and points calculators start from a loan amount you enter.
  • Exact decimal math with the same rounding rules as the iPhone app, tested against the app's own code.
  • Example deals are illustrations, not a standard program. Replace them with the lender's actual terms.
  • Results are estimates, not a quote, approval or commitment to lend.

What they don't calculate

The calculators model short-term, interest-only loans. They don't cover:

  • refinances, BRRRR cash-out or DSCR rental loans
  • amortizing payments or APR
  • ARV estimates or comps
  • 30/360 day counts or draw retainage
  • title, escrow, taxes, insurance and other third-party closing costs
