Help for Private Lending Deal Desk on iPhone: purchases, your data, quote PDFs and how the numbers are calculated.

Common questions

How do I restore my purchase on a new or reset iPhone?

Sign in with the same Apple Account you used to buy, open the app and tap Restore Purchases on the purchase screen, or go to Settings → Restore Purchases. Restoring is free.

Is this a subscription?

No. Lifetime Access is a single one-time in-app purchase. There is no subscription and nothing renews.

Is there a free version or trial?

The app is a free download, and Lifetime Access opens every feature; there is no free tier or trial inside the app. Every calculation the app makes is available free on this website (start with the hard money loan calculator), so you can check the math before you buy.

I bought Lifetime Access but the app still shows the purchase screen.

Make sure you're connected to the internet and signed in with the Apple Account that made the purchase, then tap Restore Purchases. If Ask to Buy is turned on for your account, the purchase waits for approval, and access starts automatically once it's approved.

How do I request a refund?

Purchases are processed by Apple, so refunds are handled by Apple. Request one at reportaproblem.apple.com.

Where are my programs and deals stored?

Only on your iPhone, inside the app. There is no account, and your data is not synced to other devices or sent to us. Your iPhone's own backups (iCloud Backup or a computer backup) include it like other app data.

How do I move my deals to a new iPhone?

The app doesn't sync between devices. Your programs and deals are part of your iPhone's own backup (iCloud Backup or a computer backup), so setting up a new iPhone from that backup brings them along. Then restore Lifetime Access with the same Apple Account.

How do I delete a deal or program?

In the Deals or Programs tab, swipe left on the item and tap Delete. Deleting the app removes all of its data from your iPhone.

If I edit a lending program, do my saved deals change?

No. Each saved deal keeps the exact terms it was calculated with; changing a program affects future calculations only. To adjust a program for one deal without changing the program, use Edit for This Deal in the calculator.

Does the app work offline?

Yes. All calculations, saved deals, programs and quotes work without a connection. Purchasing and restoring need the internet.

How do I create a preliminary quote PDF?

Calculate a deal, then tap Generate Preliminary Quote on the results screen. The app builds a one-page US Letter PDF on your iPhone and opens a preview. Tap Share to send it with Messages, Mail, AirDrop or Files.

How do I put my company details on quotes?

Go to Settings → Quote Profile and fill in any of: company or lender name, contact name, email and phone. Every field is optional, and filled-in fields appear at the top of each quote. The profile is stored only on your iPhone.

Is a quote from the app binding?

No. Every quote carries this disclaimer: "Preliminary, non-binding quote for discussion purposes only. Final terms are subject to underwriting, due diligence, documentation, lender approval, and applicable law."

How is the maximum loan calculated?

The app computes each limit you set (as-is value × maximum As-Is LTV, purchase price plus rehab budget × maximum LTC, and ARV × maximum LTARV) along with the most the loan can finance: the purchase price plus the share of the rehab budget you fund. The maximum loan is the lowest of these, rounded down to the whole dollar, and the lending limit that sets it is shown as the binding constraint. Why does the app show two binding constraints?

When two or more limits produce the same whole-dollar amount, all of them are shown as binding. Raising just one of them won't increase the loan.

Do the website calculators give the same results as the app?

Yes. The website runs a line-for-line port of the app's calculation engine, tested against the app's own code on 25,000 generated deals with no differences (see how it's tested). The website shows US dollars and US number formats; the app follows your iPhone's region settings.

Are the results a loan approval or advice?

No. Results and quotes are estimates based on the information and assumptions you enter. The app does not provide legal, tax, lending, underwriting or compliance advice, and it does not originate, approve or guarantee any loan. Verify all terms before making or funding a loan.
